IDA approves tax break for North Eastern Signs; company plans to renovate former Burns Bros property adjacent to Walmart

POTSDAM — A 19,000-square-foot commercial building next to Walmart in Potsdam is slated for more than $1 million in renovations, with the St. Lawrence County Industrial Development Agency approving a sales-tax exemption for the project.

The IDA approved assistance for Route 58 Enterprises LLC at its Sept. 9 meeting. The project is expected to cost $1,063,908, according to agency documents. The exempted taxes are estimated at $22,112.

IDA Director Patrick Kelly said Route 58 Enterprises was formed to acquire the former Burns Brothers property on Route 11. On the LLC filing the contact person is listed as Jake Crosley.

“It is owned by an affiliate of Northeastern Signs we've worked with in the past,” Kelly said.

The building has been out of use, and Kelly said the project will rehabilitate the property and put it back into use.

The goal is to move Northeastern Sign Corporation’s main operations, including fabrication and sign making, to the building, Kelly said.

Northeastern Sign will serve as the anchor tenant along with potentially one or two other tenants.

Kelly said the additional tenants would likely use space for warehousing and storage.

The project is expected to retain seven full-time equivalent jobs and create two additional full-time equivalent jobs. Kelly said the jobs would come from Northeastern Sign, with the company agreeing to maintain the existing jobs and create the proposed additional positions.

The IDA approved an exemption from state and local sales and use taxes on eligible purchases and rentals related to the project.

The agency estimates the tax exemption will be worth about $22,112. The tax exemption is set to expire Dec. 31, 2027.

Kelly said the project will bring activity to a highly visible property near the entrance to the village. The property is located on Route 11 next to Walmart

The resolution was approved unanimously.
