Ogdensburg sells 17 Main Street property to At the Docks

OGDENSBURG --  Ogdensburg has approved the sale of 17 Main Street parcel B to At the Docks, LLC., owned by Chris Frary for $5,000.

The property sale is part of a larger vision  by At the Docks.   

In February Frary said that an agreement has been signed with Wyndham Hotels as part of a plan to restore the former Ramada Inn.  The plan includes a host of other improvements including a revamping of the Tiki Bar and a restaurant and event center along with additional boat docks.

The parcel B property sale was stuck in limbo for nearly two years following a messy land sale agreement that the previous city council and Frary failed to close in a timely fashion.

Although the city did not share or discuss the development plans that led to the sale, Mayor Michael Tooley noted that the sale included a restrictive covenant that requires the complete construction of the project within two years from the date of closing and provides the city to option to buy the property back should construction not be complete at that time.

The property and the adjacent parcel A has been at the center of a failed development proposal. Parcel A had been returned to the city by Billy Hosmer, who had originally hoped to open a brewery there, but sold back after he found an alternate location that was suitable.

At the Docks had hoped to purchase parcel A, but that proposal was ultimately rejected by the city following a lengthy private discussion  at a March city council meeting.

In March Mayor Michael Tooley told the public the proposal was rejected because it didn't mesh with the city's vision for developing the property.

Although another developer had been interested in both parcels at 17 Main Street with the goal of bringing a "world class" miniature golf course to the city, Nick Wright decided to drop the plan due to what he perceived as a lack of cooperation from the city.

His project appeared to have broad support from the public with several people speaking at local meetings in support. A petition of support which garnered more than 700 signatures was also handed to city council.

Members of council stated on multiple occasions that they were hopeful both the golf course and At the Docks’ plan for parcel B could both be completed, however that seems unlikely now.

With At the Docks now successful in obtaining parcel B, it's unclear what the city's vision for parcel A, might entail.
