Ogdensburg Bridge & Port Authority to sell land for economic development

OGDENSBURG – Ogdensburg Bridge and Port Authority is looking to sell nearly 12 acres of road front property along State Highway 37 to a developer with a plan for job creation.

The OBPA Board of Directors recently voted to sell an 11.59 acre of land for development near the Ogdensburg Prescott International Bridge.

The parcel is located at the intersection of NYS Route 37 and Trooper Shawn W. Snow Street at the entrance to the Ogdensburg Prescott International Bridge to Canada. It is also adjacent to Commerce Park, the Authority’s light industrial park that is home to numerous US and Canadian firms that employ roughly 500 people in St. Lawrence County.

“This parcel is prime for development,” stated Wade A. Davis, OBPA Executive Director. “It is the ideal location for a restaurant, retail development or a myriad of other potential uses.”

The asking price for the parcel is $12,000 per acre or $140,000 for the whole site, according to the Authority. This price is based on a recent appraisal.

Leasing options will also be entertained, and the Authority will consider lower offers based on job creation, according to a release from the OBPA.

The land is not being offered based on speculation, the authority said. Rather, a potential buyer must present a development plan that create jobs and investment in the site.

The land is adjacent to Proctor Avenue, which is served with municipal water and sewer from the City of Ogdensburg. Electricity and natural gas are also available adjacent to the site on Proctor Avenue. The international bridge to Canada sees roughly 700,000 vehicles annually. According to most-recent data from the New York State Department of Transportation website on Annual Average Daily Traffic (AADT) counts near the site are: 7,632 vehicles per day on Route 37 and 3,425 vehicles per day on Trooper Shawn W. Snow Drive.

The parcel is zoned Business by the City of Ogdensburg. The land is listed with Meyer Real Estate, LLC, and is also on the St. Lawrence and Jefferson County multiple listing services. It can also be seen on LoopNet: https://www.loopnet.com/Listing/1-Bridge-Plz-Ogdensburg-NY/13040251/
